We wanted to tell you a little about what we are going to be doing during this bi-annual safety inspection. We are not really looking to see if your beds are made or if things are put away; that isn’t the reason for the inspection, so there’s no need to worry about that. Your safety is important to us, and we want to ensure that you and your family are safe in the place you call home.

We will need to gain entry to your residence for approximately 30 minutes during the time specified on the notice.  We will only enter between the hours of 8 am to 5 pm. Although we will knock before entering, this serves as a 24-hour advance notice, and we will need to gain entry even if you are not at home. If you have any concerns regarding this, please contact us through the app, and we will try to accommodate special requests when possible. However, we do have over 50 apartments to visit in a short period of time.

• Some of the safety items we will be looking at include:
  • Testing smoke detectors in bedrooms and living rooms.
  • Testing carbon monoxide detectors.
  • Making sure our fire extinguisher is present and charged.
  • Looking for any other safety hazards.
  • Checking for any necessary repairs.
  • Inspecting for signs of mold growth or roof leaks.
  • Providing you with an after-hours emergency card to call us in case of a true emergency, such as a fire, water leak, or any other urgent situation. Reminder, the app must be used for all standard communications.
  • Verifying that our emergency keys work for the doors, should we need to gain entry.
  • Being there to answer any questions you might have about the property.
• Some things we are going to complete for you that are normally the tenant’s responsibility, but since we are already there, we will take care of include:
  • Changing the furnace filter, if present.
  • Ensuring that your thermostat has good batteries.
  • Providing a courtesy pest spraying for bugs in your residence to prevent critters from coming inside.

Again, please remember that this is merely a safety inspection we conduct twice a year, and there’s no need to clean up as long as there is a clear path to the rooms and exits. Two representatives from Boyer Holdings will be present during the inspections, and although we would prefer someone to be present during this inspection, it is not required.
